What is SDA?

Specialist disability accommodation (SDA) is a range of NDIS funded housing designed to enable people with extreme functional impairment or very high needs to live more comfortably and safely in their own home.

SDA is designed to be more accessible for you according to your disability related support requirements. It assists you to live more independently in your home and makes a better environment for your supports to be delivered more effectively and safely.

Specialist disability accommodation is seperate to the services or support you might get in your home that relate to your disability supports needs, such as Supported Independent Living (SIL), individualised Living Supports (ILO) or personal care supports. While they are also funded by the NDIS, these are funded separately.

What are the types of SDA?

  • Housing that is very strong and durable, reducing the need for repairs and maintenance. The way it is built should make it safe for you and others. This type of design category may suit people who need help managing complex and challenging behaviours who may from time to time be a risk to themselves or others.

  • Housing with better physical access. It also has more features for people with sensory, intellectual or cognitive impairments. For example, you may need walls and floors that are very easy to see, living areas that mean your support workers can see you easily, or very few stairs in your home.

  • Housing with a high level of physical access features for people who have lots of physical challenges. For example, you need to use a manual or powered wheelchair at home, or can’t use steps.

  • Housing that includes a high level of physical access for people who need very high levels of support. For example, you may need a ceiling hoist, backup power supply, or home automation and communication technology.

Frequently Ask Questions

  • Funding is allocated into two separate parts: Specialised Disability Accommodation (the specialised building that you live in) as a Capital Support and Supported Independent Living (the supports and services you need to help you with everyday life). NDIS participants who have SIL funding may not necessarily be approved for SDA.

    This gives you more control over where you live and the support services you use. For example, if you like where you are living but are unhappy with your support worker, you can change your support worker without having to move homes. This also works in the reverse; you can change your living situation without having to stop seeing a support worker that you get along with.

  • It depends on your funding. You might live in a shared home with a small number of other people where you have your own private bedroom or you might live by yourself, if that option best meets your circumstances and disability related support requirements.
